What is the common specification from Southern Water to build over a Brighton sewer?

Southern Water typically like new inspection chamber (manholes) installed where the is either a change in direction of the drainage pipework or where there are connections to the main sewer.

Most commonly in Brighton and Hove the main sewer that links all properties on one street is in the rear garden. Therefore, typically you will have a inspection chamber in the rear of your property. If this is the case and you are planning on building over the Southern Water Sewer then you will need to apply for a build over.

The application will involve in having a CCTV Drain Survey carried out to determine the condition and direction/route of the sewer.

In most cases Southern Water will instruct to remove and replace any inspection chambers where the extension would be built. In short terms, you will be instructed to relocate the inspection chamber outside of the new extension. This process would involve excavating the old chamber and replacing with a straight through clay pipe and then replacing all pipework within your property boundary and installing the new relocated inspection chamber away from the new build.

However, do not be afraid of doing such improvements on your property as typically this is a easy solution and process to resolve the drainage and receive approval from Southern Water.
